Can I stay in my home after a notice of default?
Yes. You can live in the home until the foreclosure sale, which in Nevada is at least about 110 days after the notice of default.
How long do I have to catch up?
The base reinstatement period is 35 days. For owner-occupied homes, Nevada lets you reinstate up to five days before the sale date.
What is foreclosure mediation?
If the home is your primary residence, you can request mediation within 30 days of being served the notice of default. A state mediator meets with you and your lender, and the foreclosure pauses while it runs.
Should I sell or try to keep the house?
Try to keep it first if the payment can work. Run your numbers to see whether a sale would leave you with equity or short.
Will I owe money after a short sale?
It depends on your loan and what the lender agrees to. Ask a Nevada real estate attorney before you sign anything.
Do you charge to talk?
No. We talk through your situation for free and won’t push you to sell.
Can you negotiate a loan modification for me?
No. We point you to your lender and free HUD-approved counselors. Be careful with anyone who charges to do this.
