Short sales can be a good way into a Las Vegas home, as long as you know what you’re signing up for. We went through every Las Vegas, Henderson and North Las Vegas short sale since January 2024. Here’s what buying one looks like right now.
What the numbers say
- About 5 months from listing to closing. Short sales that closed in 2026 took about 10 weeks to get an accepted offer and about 12 more weeks for the lender to approve and the sale to close.
- You don’t need cash. 64% of buyers financed with conventional, FHA or VA loans. 36% paid cash.
- Price cuts happen before the offer. The median short sale closed at 100% of its final list price and 96.8% of its original list price. Once the lender approves a price, it rarely goes lower.
- Most are sold as-is. The seller has no money for repairs, and the lender won’t pay for them.

How buying a short sale works
- You make an offer, and the seller signs it. The contract is subject to the lender’s approval.
- The seller’s agent sends your offer to the lender with the seller’s financial package.
- The lender orders its own valuation and may approve, counter or decline.
- Once you have written approval, your inspection and loan periods start, and you usually close within about 30 days.
Some listings say the price is already approved by the servicer. That helps, but it doesn’t guarantee a fast closing, especially if the sale also needs probate court approval.
Tips before you write an offer
- Get fully pre-approved, and ask your lender how a long wait affects your rate lock and your loan approval.
- Keep looking while you wait. Most contracts let you walk away before the lender approves.
- Budget for repairs. Get inspections done as soon as the approval comes in.
- Ask the listing agent whether there’s a second loan, an HOA lien or a probate case. Each one adds time.
- Use an agent who has closed short sales. The buyer’s side has its own deadlines and paperwork.
