We also let other Las Vegas Property Managment companies market our properties. This gives your property more exposure. We don’t care who brings us the tenant as long as they are quality tenants.

We pay top dollar for tenant placement.
On the average we pay 50%-300% more than our competitors. Actually, we pay some of the highest referral fees of any Las Vegas property managment in town. This ensures your property is shown by an army of eager REALTORS and rented quickly thus reducing vacancy, the enemy of cash flow.

We don’t charge you because it’s Tuesday.
We don’t charge if you have already have a tenant. We don’t charge you to go to court. We don’t charge to renew the lease. We don’t charge a setup fee. There’s no fax charge, or mailing fee, no weekend charge, no emergency call fee, or it’s the third Tuesday of the month fee. We charge 8% management fee and 1 month rent. That’s it. Period. We’re not the cheapest property managment company in Las Vegas and we did that for a reason. We want to provide you the best service possible and to do that we need the best people, systems, and equipment we can afford.

We don’t allow slumlords.
Sorry, our residents pay up to 1/3 of the salary for their home. They deserve the best their money can buy and that’s what we give them and that’s why our residents love us. We won’t associate our name with bad service and neither should you.

We’re up with the times. You’ll be up with your property.
We love technology. I mean we really love technology. If there is a better way of doing something with technology we’ll try it. We give you all the information you need when you need it. We understand that your property is a very important to you. That’s why we give you 24 hour online access to your account. Reports galore (anything you want whenever you want it).

We offer turnkey services.
We can buy you the property at the courthouse steps, make the property rent ready, rent the property out, manage the rental as long as you like, and sell your property all while you sit on your couch in your underwear.

We can handle repairs fast.
When something is wrong we can fix it fast. The last thing you need is for a drip to turn into a leak that does damage and cost you 10 times what it would cost to fix the leak.

We inspect properties.
Not only do we do frequent drive by inspections, we also to interior inspections every 3-6 months. We have a checklist that covers everything that needs to be checked to ensure your property is running like a well oiled machine.

We’re strict but we’re fair.
We give our everything to take care of our owners and tenants and we expect the same level of commitment in return. Rent needs to be paid on time and so does the mortgage if you have one. Rent is due on the 1st and late after the 3rd. Notice to Pay Rent or Quit is posted on the 4th and summary eviction filed after noon on the 5th judicial day 1 day after posting the notice resulting in eviction on the 6th day. Confused yet? Don’t worry that’s why we’re here. Just know that when problems arise we are like the mob we handle them quickly and quietly.

We pay quickly.
Money in. Money out. We direct deposit your money within days not weeks. No paper checks, unless you want them of course.

We’ll guarentee you love us or you can leave.
If you are not fully satisfied let us know. If we can’t fix it we will happily release you from the contract with 30 days written notice. No questions asked.

We put our money where our mouth is.
We will partner with you. We offer our commissions and Las Vegas Property management services in exchange for a percentage of equity in the property. That’s skin in the game. That’s how much we believe in Las Vegas and our management.

We’re Green.
Our Las Vegas  property managers are Green Certified. All contract and signatures are done on an iPad. We can do a green renovation or recommend some inexpensive things to conserve energy from light bulbs to desert landscaping. We can be as green as you want us to be (and you don’t even have to make us angry).
